Dubai’s Qey retrofits four large FAHUs in recent HVAC project in JLT – MEP MiddleEast

Dubai-based HVAC solutions firm Qey has begun working on a retrofitting project for one of its ESCO clients is in JLT, Dubai.

The project comprises retrofitting four large Fresh Air Handling Units (FAHUs). Qey has replaced the existing 15-year old air-conditioning (AC) belt fans with premium efficiency EC plug fan arrays.Since the existing FAHUs were found to be oversized, the EC fans were modulated to reduce the fresh air requirements at certain times of the day, in accordance with ASHRAE 62.1 standards. The controls have been developed specifically for retrofit applications in collaboration with Qey's HVAC controls partner CAREL.

The controller includes an internal time-based airflow scheduler that modulates the fan array throughout its daily operating period. The control method was implemented as it is ideal for energy performance contracts, given that the method does not permit the motors to operate above their projected energy usage – which is critical for guaranteed saving models. The controller communicates with each EC fan motor via Modbus RS485 allowing for easy monitoring and fault diagnostics. The controller is also interfaced with the on-site BMS over BACNET/IP providing visibility on all variables. The retrofitting project is expected to provide more than 300,000 kWh savings per annum, the firm confirmed in
